When you say, "This is my Realtor" you are telling others you have selected a real estate professional who subscribes to extensive educational pursuits and a code of ethics that only "REALTORS" swear to uphold.

When a REALTOR says, "This is my Customer" vs. "This is my Client" he or she is indicating the type of agency relationship the REALTOR has with the buyer or seller.

What does that mean? It's legal.

A SINGLE AGENCY relationship has the highest level of fiduciary and confidentiality agreement between the buyer or seller and the REALTOR.

A TRANSACTION BROKER relationship reflects that there are responsibilities of REALTOR with the buyer and seller but they are less encompassing.

To make it overly simplistic, there are those friends you would share information with and there are other friends you will share the most personal information with.
